What is the application process like? What could result in a denial? Each applicant over the age of 18 must fill out their own application, as well as pay a $40 fee. In addition to this we will need a Photo I.D. and a form of income verification. There are a few different factors that could result in a denial, and without a fully processed application there are no guarantees. We do, however, have a few things that we look out for: Felonies or evictions within the last three years. Unpaid balances to previous landlords or housing related companies. Lack of residential history. Lack of income verification or income that is below 3x the unit rent. An increased security deposit or cosigner may be considered for applicants that are high-risk. Applications are typically processed within 3 business days.
Do you accept pets? We accept cats in all apartments. Dogs are only accepted in properties without a shared yard. Any building containing four apartments will have a shared yard.
What are your lease terms? We offer year long leases with the possibility of renewal at the end of each lease period. Renewal offers are at the owner's discretion.
I got approved! Now what? Congratulations! Now that your application is approved we can begin your move-in process. Before keys are released to the tenant, we require proof of utilities in the unit, a signed and completed lease agreement, and any security deposits paid in full.
